Since our formation, we’ve been focused on providing the highest quality of commercial buildings, and investing millions of pounds in new developments to become a trusted provider of commercial property in the North East of England.

In 1990, our Chief Executive, Chris Whitfield, launched UK Land Estates with a single commercial property unit in Ryton. Since then, we have grown our portfolio to 28 estates across the region.

Our three main estates – Team Valley Trading Estate, Tyne Tunnel Industrial Estate and Teesside Estate – are some of the largest and most established business estates in the North East, home to more than 800 businesses.

From local SMEs to household names, our clients include brands such as Amazon, Fedex, DPD, DHL, Greggs, WHSmith and Premier Inns.

Our recent development work includes major investments at our sites at Pennywell in Sunderland, Eighth Avenue East and West and Kingsway North, both at Team Valley Trading Estate.

The History of Team Valley Trading Estate

Our largest estate, Team Valley Trading Estate has a long and illustrious history, dating as far back as the interwar period. In 1934, as part of a Ministry of Labour investigation into high levels of unemployment in Gateshead, army hero and MP Captain D. Euan Wallace called for the creation of a new trading estate to boost prosperity in the region.

Two years later, Team Valley was selected as the location for this new estate. North Eastern Trading Estates Limited was formed in 1936, with the aim of establishing a new trading estate and providing “all reasonable facilities required by industrialists engaged in starting fresh enterprises.”

Building work on the new Team Valley Trading Estate began immediately, with the first units completed the following year and the first tenant announced shortly thereafter – motor company Holland Coachcraft Limited.

King George VI and Queen Elizabeth formally opened the Team Valley Trading Estate as part of an official ceremony in 1939, during which they enjoyed a celebratory lunch and unveiled a commemorative tablet on the site.

Our Portfolio

Although Team Valley Trading Estate is our largest, UK Land Estates has significantly expanded since 1990, with our portfolio reaching right across the North East region.

Over the decades, we have added a number of new sites through joint ventures and acquisitions. For example, we first added the Tyne Tunnel Trading Estate to our portfolio in 1999, with the Teesside Estate and Pennywell Industrial Estate joining our portfolio in 2004.

We’re committed to investing in and enhancing commercial property assets and infrastructure in the North East. For example, in the last ten years alone, we’ve invested over £15 million in our Teesside Industrial Estate.
